We conducted a survey on 3 major markets, 12 landlords, and 9 transport unions in Western Nigeria covering Osun, Ekiti and Ondo state in June 2026, while monitoring costs on rent, food, transportation, school fees, and data.

Self-contained, 1-bedroom apartments in the city centers and on campuses were searched and prices shown below are per year from June 2026.
Ado-Ekiti, Ekiti State.
Ekiti used to be the cheapest place in the South-West, it’s no longer so. A self-contained closer to EKSU is between 180,000 – 250,000. Landlords say it’s the students that do this.
“We know how much we spend, it’s everybody that comes wanting to stay close to school,” a landlord said to Western Nigeria. At Adebayo a 1 bedroom goes for 320,000.
Akure, Ondo State.
Akure is the capital, so prices bite. Self-contain at FUTA South Gate: ₦220,000 – ₦300,000. Many have no water. You buy from mai ruwa. 1-bedroom in Ijapo Estate: ₦400,000 – ₦550,000. Agents charge 10% fee.
Verdict on Rent: Osun is 20% cheaper than Ondo, 12% cheaper than Ekiti. If you want to save on housing, pick Oshogbo or Ilesa.
Food Prices: Ekiti Farmers Keep Costs Down
We priced 10 items at Oja-Oba Oshogbo, Oja Bisi Ado-Ekiti, and Oja Oba Akure on June 12, 2026.

A Oja Bisi food seller stated to Western Nigeria: “Ekiti food is inexpensive since we grow it. Yam, cassava, plantain. We don’t have to wait for Ibadan.”
Verdict on Food: Ekiti wins. A family of 4 spends ₦95,000 monthly on food in Ado-Ekiti, ₦103,000 in Oshogbo, ₦108,000 in Akure.
Transport: Ondo Roads Cost You More
Fuel is same price. But distance and agbero fees differ.
Oshogbo: Bike from Oke-Fia to Oshogbo city center = ₦300. Bus to Ilesa = ₦1,200. Korope inside town = ₦200.
Ado-Ekiti: Bike from Fajuyi to EKSU = ₦400. Roads are hilly, bikes charge more. Bus to Ikere = ₦800.
Akure: Bike from Oba Adesida to FUTA = ₦500. Akure is spread out. Bus to Ondo City = ₦1,500. Agbero at Oja Oba collect ₦200 per drop.
A student at FUTA told Western Nigeria: “I spend ₦1,800 daily on transport. My friend in UNIOSUN spends ₦900.”
Verdict on Transport: Osun is cheapest. You need ₦25,000 monthly in Oshogbo, ₦32,000 in Ado-Ekiti, ₦40,000 in Akure.
School Fees & Living for Students: EKSU vs UNIOSUN vs AAUA 2026
Many people check cost of living in Western Nigeria 2026 because of school.
UNIOSUN, Oshogbo: School fee is 150,000 – 250,000 in a session, hostel is 80,000. Minimum sum of money needed for a month: 65,000 if lodging outside
EKSU, Ado-Ekiti: Tuition ₦180,000 – ₦300,000. Hostel ₦90,000 but few spaces. Most stay off-campus. Monthly survival: ₦72,000.
AAUA, Akungba: Tuition ₦100,000 – ₦180,000. Cheapest tuition. But Akungba is rural. Rent ₦120,000 but transport to Akure for food adds cost. Monthly survival: ₦68,000.
FUTA, Akure: Tuition ₦120,000 – ₦200,000. Hostel ₦60,000. But Akure living cost is high. Monthly survival: ₦80,000.
Verdict for Students: UNIOSUN Oshogbo is cheapest overall. AAUA has cheap fees but transport kills savings unless you stay in Akungba.
Data, Light, Other Bills: Small Differences Add Up

Oshogbo, Osun: ₦110,000 – ₦135,000 monthly
Ado-Ekiti, Ekiti: ₦118,000 – ₦145,000 monthly
Akure, Ondo: ₦135,000 – ₦165,000 monthly
If you earn ₦70,000 as NYSC allawee, Osun lets you save ₦20k. In Akure, you’ll borrow. A teacher on ₦90,000 said: “I left Akure for Ikirun. Life easier.”
So, Which Is Cheapest State in Western Nigeria 2026?
1. Osun State Wins Overall – Cheapest rent + transport. Food is mid. Best for salary earners and students.
2. Ekiti State Wins for Food – If you cook and farm small, Ekiti saves you money. Rent is catching up to Osun.
3. Ondo State Most Expensive – Akure is a state capital. Everything costs more. But salaries are also higher. Pick Ondo if your job pays ₦200k+.
Western Nigeria asked 30 people who lived in 2 states. 22 said: “Osun is cheapest. Ekiti is for farming. Ondo is for big money.”
How to Survive on Low Budget in Any Western Nigeria State
- Live far from campus/city center – Trek 10mins, save ₦50k rent yearly.
- Buy food from farm markets – Oja Titun in Ile-Ife, Shasha in Akure, Irona in Ado-Ekiti. 30% cheaper.

If you want cheap rent and transport, Oshogbo and Ilesa in Osun are best. If you farm or cook all meals, Ado-Ekiti saves you cash. If you have a ₦250k job, Akure gives you city life but takes more money.
Don’t move blind. Check your salary vs these numbers. A ₦100k job in Akure is poorer than ₦80k in Oshogbo.
